Andaz Maui at Wailea — Residences
Opened fall 2013 on a 15-acre oceanfront site fronting Mōkapu Beach. Operated by Hyatt under the Andaz brand. Twelve fee-simple whole-ownership residences. Units rarely come to market. Owners have access to resort amenities: dining, pools, spa, fitness, beach service, and concierge. Short-term rentals are permitted under hotel zoning.
The Resort at Kapalua Bay — Transitioning to St. Regis in 2027
West Maui, not Wailea. Originally opened in 2009 as the Ritz-Carlton Club, later operated as Montage Kapalua Bay. As of March 14, 2026, Marriott International assumed management. The property is scheduled to join the St. Regis portfolio in 2027 following renovation. 146 multi-bedroom oceanfront residences, floor plans from approximately 1,774 to 4,050 square feet. Short-term rentals permitted.
The Ritz-Carlton Residences, Kapalua
A separate community from The Resort at Kapalua Bay. Fee-simple condominium units within a wing of the Ritz-Carlton Maui hotel, created when that wing was converted from hotel rooms to private residences. Smaller configurations than the Resort residences, with lockoff flexibility. Owners access Ritz-Carlton hotel amenities. Short-term rentals permitted through an opt-in hotel rental program.
What to Verify Before Purchase
Branded residence ownership is not standardized. Key questions for every property: fee simple or leasehold? HOA fees and assessment history? Rental program terms and income split? Brand management agreement expiration? Which hotel services are included vs. billable? Resale activity? STR permit status — hotel-zoned permanent or grandfathered?
